Why should I rent through Sauble Beach Realty Inc?

What is required for a Deposit?

We require 50% down and the balance is due 60 days prior to your booking date. We accept email money transfers and Visa or MasterCard.

Do I need Home Owners Insurance or Rental Content Insurance to rent?

Yes, The cottages we rent are privately owned and the Owners are only able to acquire Liability Insurance, so your Home Owners or Rental Content Insurance is required in case of any Negligent Damage.

What methods of payment do you accept?

We accept Email money transfers, Visa and Mastercard.

What is your Cancellation Policy?

Before 60 days prior to the guests' arrival ( and the deposit is paid ): 100% of this deposit will be retained as a cancellation fee. Within 60 days prior to arrival (and the balance is paid) IN ALL CASES 50% of your full payment will be retained as well as a $200 Cancellation Fee. If we are unable to recover the full value of the booking, 100% of your payment will be retained. Should a Pandemic limit our ability to offer the premise for rent all deposits will be returned to the guest minus a $99 Processing Fee and $12.87 HST.

Are there any other fees?

Every rental is subject to a $99 Processing Fee + 4% Municipal Accommodation Tax. Accidental Damage Coverage for your group is $129. Cleaning Fees range from $70- $220/week depending on the size of the cottage, Dog fees (where permitted) are $100/week per dog.

Is there tax on the rental?

Yes, all of the cottages will be subject to 4% MAT(Municipal Accommodation Tax). Some of our clients are registered for HST and are obligated to charge HST on their rental fees. It depends on the owner's situation. You will be notified on the Rental Agreement if HST is applied.

Are the booking calendars up to date?

The booking calendars are updated on a regular basis, however the availability can change very quickly. During the busy booking season we will do our best to update the calendars as quickly as possible.

Are pets allowed?

Each cottage has its own rule regarding pets. If stated on the cottage listing on the website that pets are welcome, that rental property will allow you to bring your pet for a $100/fee.

What are the check-in and check-out times?

The check-in time is 4:00 pm. The checkout time is 10:00 am (no exceptions). The Rental Contract will confirm what time you are able to arrive and depart. The owners need the time in between the rentals to clean, cut grass, do a property security check, it is IMPORTANT you arrive no earlier than stated in the rental agreement and that you are leaving by the checkout time.

Is the cottage water drinkable?

In a rural setting, most cottages use either the water drawn from the lake or a well system for their water needs, including drinking water. Many cottage owners bring in their own drinking water or purchase it here and we suggest you do the same. We would also strongly recommend that you boil any water prior to drinking it even if the cottage has a filtration system.

Are we responsible for cleaning the cottage?

Yes unless you purchase the Cleaning Option. We offer a "Pay For Cleaning" Option so you don't have to clean upon checking out. Each cottage has a different price for the cleaning option depending on its' size. Whether you pay or not for this option the cottage is cleaned/inspected each week between guests. If you decide to clean yourself check-out is still 10 am. Please see the options available on the Rental Contract and Check-In Instructions regarding "Cleaning".

We have professional cleaners who enter the cottage between rental periods to either provide a full cleaning service including sanitizing all exposed surfaces, or to inspect the premises, bring them up to our standards if/when necessary and sanitize all exposed surfaces.

Note : Our method of sanitizing may include the use of bleach, hydrogen peroxide, and alcohol.

Is there a Security Deposit?

Sauble Beach Realty Inc. charges $129 Damage Waiver Fee for each booking. The damage waiver fee provides $2000 of coverage for accidental damage at the cottage during your stay, it replaces the cash security deposit we use to charge. Property Damage Protection Plan.

A credit card is still required as a deposit for damage/loss excluded on the Waiver. Claims could also include intentional damage, extra cleaning, pet clean up, garbage removal, recycling left at the cottage, long-distance telephone charges, internet data usage etc. We will hold the deposit for 14 days.

What do we do with our garbage and recycling?

Sauble Beach Realty Inc. provides a garbage bin centrally located in Sauble Beach for your garbage disposal. You will be given instructions via email within five days previous to your rental date with the bin's location. You will also be given instructions for your recyclying.

Where do I pick up the keys for the cottage?

You will be notified within five days previous to your rental date by email with the code for the lockbox containing the key along with directions to the property.

Will our cell phone work at the cottage?

While reception is good on most of the Peninsula, cell phone reception in cottage country cannot be guaranteed. We suggest that you check with your cell phone service provider, they will be able to determine if you are in a service area.

What do we need to bring?

You will need to check the cottage profile to see what will be provided. There is no bedding or linens provided, there will be a fresh mattress cover on each bed when you arrive. You are to bring all consumable items along with blankets, sheets, pillows, and towels. We will provide a more detailed list pertaining to your rental.

Do we need to worry about animals and wildlife while at the cottage?

Wildlife is part of cottage country, so a few suggestions that can help. Do not leave food outside. Make sure garbage is in a secure location. Clean off countertops. Do not leave patio or screen doors open, you may have some unwanted guests coming to visit.

Are we allowed to have a campfire?

Many of our cottages will allow a campfire, in an outdoor fire pit. Your cottage listing will tell you if the property allows a campfire. If the cottage does not have a fire pit, FIRES ARE PROHIBITED. You also need to check with the local municipality for updated information regarding fire bans ... sometimes in a hot and dry summer, campfires will be banned.

Is the firewood provided?

Most properties will not provide firewood but please refer to your cottage listing for more detailed information. Also, all camp fire wood MUST be purchased and used locally. This is help to prevent the spread of insects that damage trees. Do not bring any firewood from your home and please leave all unused wood at the property.

Can we see the cottage before we rent?

To protect the privacy of our cottages we will not show you the property, we will do our best to help you with our online profile.

What if we have pet allergies?

Please be aware that if the property profile states NO PETS it does not mean that the cottage is pet free. Some of our owners have their own pets but restrict having pets during the rental. Please contact our office prior to booking.

What if there is a problem with the cottage?

If there is a problem with the cottage, when you arrive or during your stay, please contact our office or the emergency contact provided with your cottage information package. Please do this during your stay as soon as the problem comes about, not at the end of your stay or when you arrive home, it is then difficult to rectify the problem for you and incoming renters.

Can the occupancy level be changed if we need to?

The occupancy levels are in place for many reasons. The Town of South Bruce Peninsula has implemented short-term rental licensing and regulations. There are strict rules on the max number of guests for this reason. As well as, the water system and septic system capacities, the size of the cottage, the owner has a number that they feel their cottage can handle and we agree on this number prior to bookings. We have a contract with the owner that states the maximum amount of people at any time during the renter's stay, this number includes guests.

Do you only rent to families or will you rent to singles?

The home owners who have their properties listed on this site are only willing to rent their homes to families.

Are fireworks permitted?

NO, FIRE WORKS ARE PROHIBITED AT ALL PROPERTIES.
